Buying a Home in Israel

Buying an Apartment in Israel as an Oleh

The steps, in order

  • Set your budget and speak to banks or a mortgage advisor about what you can borrow.
  • Hire your own independent real estate lawyer before you sign anything.
  • Search and view apartments that fit your budget and area.
  • Check the property: land registry (tabu) extract, building permits, any liens or debts.
  • Sign the contract through your lawyer and pay the deposit as agreed in it.
  • Pay purchase tax (mas rechisha). The amount depends on your status and whether it is your only home, and Olim may qualify for reduced rates.
  • Register the purchase and receive the keys.

What we do for you

  • Shortlist apartments and vet each one before you spend time on it.
  • Come with you to viewings and give you an honest read on each property.
  • Walk you through the purchase contract line by line, in English or French, alongside your lawyer.
  • Support you from signing to key handover and settling in.

What we are not

We do not replace your lawyer. A lawyer represents you legally, checks the title and handles the registration. We help you find the right property and understand the process around it.

Frequently Asked Questions

Do I need a lawyer to buy?

In practice, yes. A real estate lawyer checks the title, reviews and negotiates the contract and handles registration. We recommend you hire your own before signing anything.

Can a new Oleh get a mortgage?

Many Israeli banks lend to Olim. Terms depend on your income, your down payment and your status. A mortgage advisor can compare offers, and we can help you prepare questions to ask.

What is purchase tax?

Purchase tax (mas rechisha) is a tax the buyer pays on the purchase price. The rate depends on the price, whether the property is your only home, and your status as a new immigrant. Confirm the current rates with your lawyer or the Israel Tax Authority.

Can I buy from abroad?

Yes, it is possible, usually with a power of attorney and a trusted lawyer on the ground. We recommend visiting in person where you can, and we can coordinate viewings in advance.
