Rentals for Olim

Renting an Apartment in Tel Aviv as an Oleh

Renting in Tel Aviv works differently from what many new immigrants expect. Contracts are in Hebrew, landlords usually ask for guarantees, and the costs go well beyond the monthly rent. We guide you through each step in plain English or French.

How renting in Tel Aviv works

  • Most residential leases run for 12 months, often with an option to extend.
  • Landlords commonly ask for a guarantee on top of the first month: post-dated checks, a bank guarantee or a guarantor.
  • The tenant usually pays utilities, arnona (municipal tax) and the building committee fee (vaad bayit). Check what your lease says about each.
  • The lease is a legal document in Hebrew. Understand every clause before you sign.

What we do for you

  • Build a shortlist of apartments that match your budget, timing and area.
  • Check the landlord's ownership and the condition of the apartment before you commit.
  • Come with you to viewings.
  • Go through the lease with you line by line, in English or French, and flag anything unusual.
  • Support you through key handover and settling in.

Costs to plan for

Beyond the first month's rent, budget for the guarantee, any agency fee, arnona, vaad bayit, utilities, internet and contents insurance. Agree the amount of any agency fee, and who pays it, in writing before you commit.
